The Truth About Staging

Staging is formally defined as ‘the styling and furnishing of a property in such a way as to enhance its attractiveness to potential buyers.’ Aside from a full gut reno or tear down, we believe every property should be staged in some way before hitting the market. If done right, it’s definitely worth the time and effort!

Though most people have a relatively simplified view of what staging truly is – and would be amazed at the levels we actually go to prepare a property – the ultimate goal is to make it appeal to the highest number of potential buyers to encourage the person with the greatest motivation to come forward, thereby selling quickly and for more money.

It is important for us to not only discuss what staging is, but also what it isn’t. It doesn’t hide fundamental flaws or change a bad location. And it doesn’t trick buyers to pay a record price for a mediocre product. The role of effective staging is to bring out the full potential of the property so that others can see themselves living there more than competing properties on the market.

We aim to illustrate how a home can be enjoyed by creating a better, more appealing space, which they would clearly prefer over their own home. Do the hard work for the buyer and give them a reason to make a great offer. No buyer is paying top dollar or going through the hassle of moving just to live the same way they currently live.

We de-clutter to reclaim wasted space, apply fresh paint in trendy neutral palettes that complement the home, accentuate views and natural light by softening window treatments, strategically place mirrors and select just the right artwork. We fix all of the small items the owner never got to, add stylish furniture, improve lighting to subconsciously pique buyers’ emotions, and professionally clean…everywhere!

It is a carefully choreographed performance that will make or break your sale.
