As highly experienced property search agents, we pride ourselves on being able to locate and assess homes that will enhance our clients' lives as well as provide a great return on investment. We’ve developed a proven process based on communicating, educating and facilitating.
We will work through all of the essential elements to define your search, educate you on properties and neighbourhoods, and get you to the point where you can make a confident decision to purchase when the time comes. You need an effective strategy to find you the right match, and we’ll be there to guide you through the entire process from start to finish.

GET PRE-APPROVED
Having pre-approval allows us to focus in on the properties within your budget and can save you valuable time. It also strengthens any offers you make. Most importantly, it ensures that once you find a property that you love, you will be able to get the financing you need to purchase it.

FIND YOUR REALTOR
Purchasing your first home can be intimidating but we will be there to walk you through the process from start to finish at your own pace. We will spend time with you to determine your needs from location, layout and amenities, to price, value and investment potential. As experienced Buyer Agents, we've helped many clients find the right home. Remember that the agent's fee is paid by the person selling the property, and not by you, the buyer.

DECIDE ON YOUR "MUST HAVES"
With your pre-approved mortgage, you have an excellent idea of how much you can afford. Next, do your research to find the location of homes that suit your budget and lifestyle. Think ahead so the home you purchase now will continue to meet your needs for at least five years, or have the potential to grow to meet your future needs. Your Realtor will help you further refine your search and may have suggestions based on your criteria.

START YOUR SEARCH
Buying a home is a process of elimination, NOT selection. When beginning your initial property search, there is an overwhelming number of possible property types, styles and locations to choose from, not to mention price, age and the quality of its finishings. We will immediately eliminate any properties that do not meet your criteria and determine your ideal target home.

LOOKING AT PROPERTIES
Your time is valuable, and we will only show you properties that are appropriate for you, and that are actually obtainable based on your budget. We will debrief after every showing to ensure that we are still moving in the right direction and reflect on all of the properties we have seen thus far. We will continue to eliminate properties and areas until it becomes apparent which is the best choice for you. You hire us for our experience in quickly finding a suitable property and negotiating the best deal for you, and that’s exactly what we will do.

MAKE AN OFFER
We will make sure you are properly prepared and educated about the market and the process so that when we do find the perfect home, you will be able to move quickly. Securing a sought-after property in a competitive market is a skill that requires strategic thinking, a sense of urgency, and a support team to execute effectively. That's what we do.

THE DEPOSIT
Once an offer is accepted, you usually have 24 hours to deliver the deposit, by cheque or electronic transfer, to the listing brokerage. The deposit amount is negotiated during the offer process but it is typically around 5% of the purchase price. Moving money can take time so we will make sure you have your deposit funds prepared in advance.

WORK THROUGH ANY CONDITIONS
If your offer contained conditions like a financing, home inspection or status certificate review, you will have a specified amount of time to “waive” or "fulfill" those conditions, and we can provide you with various lawyers, inspectors and recommended service providers to assist with that process.

CLOSE ON THE TRANSACTION
Your lawyer and mortgage broker will set up meetings with you a couple of days before closing to sign off on the final documents. The lawyer will let you know exactly how much you need to bring with you when you meet, but it will include the remainder of your down-payment, land transfer tax and legal fees. Once the transaction is completed, you get the keys to your new home.
