⋅ Appeal – The property was very dated and same owners for over 50 years.
⋅ Comparable Data – No direct comparable home sales data other than outdated sales there were inflated during market peak.
⋅ Market – No other properties sold in the district during our listing period, and the market was unusually quiet.
⋅ Location – The was on a cul-de-sac and no through traffic to add exposure.
What We Did:
⋅ De-cluttered to free up space in closets, cabinets, etc.
⋅ Removed all original carpeting on main floor, stairs and second floor, sanded and refinished all of the hardwood under it. Replaced the dark carpet in the basement with lighter carpet, and installed new laminate flooring in front hall.
⋅ Painted entire house and deck, and power washed stone patio.
⋅ Removed all dark window coverings.
⋅ Added new light fixtures throughout.
⋅ Added landscape lighting to the front garden.

⋅ High-quality, professional photos with interactive virtual tour to assist buyers understand the space.
⋅ Sent full listing packages to every buyer agent that worked in that district over the past 12 months.
⋅ Combination of targeted print and social media to create word-of-mouth interest and draw attention from central districts.
⋅ Preview open houses to communicate directly to buyer agents, with lots of follow-up and feedback.
⋅ Communicated what we considered to be the true comparables to prospective buyers and agents in order to hold value.
The Outcome:
⋅ Sold 99% of asking price, while no other properties sold.
