The Challenge(s):
⋅ Lack of Parking – This unit did not come with parking, but all others currently for sale had parking spots.
⋅ Competition – Similar properties on the market in the same building, as well as in the immediate area.
⋅ Timing – the sellers needed to sell quickly in order to be able to make an offer on another home that they found.
⋅ Lack of Storage – The open concept layout made it difficult to conceal day to-day necessities.
⋅ Presentation – The unit was cluttered and not very enticing to the target demographic.
What We Did:
⋅ De-cluttered, had junk removed and helped the seller organize belongings and furnishings collected over the 15 years of living in the property.
⋅ Project managed the entire restoration of the property: Repaired ceilings, new bathroom vanity doors, new lights throughout, new carpet, new caulking in all showers, cleaned and polished hardwood, patched and painted throughout.
⋅ Replaced columns at front entrance, repaired stone work, removal of severe weed infestation of back stone work, new exterior trim on garage, exterior lights, brushed nickel house numbers, and had back fence repaired and painted.
⋅ Trimmed tree at front to allow for more light, prepped front and back gardens, and added landscape lighting.
⋅ Had the entire professionally cleaned, including appliances and windows.
How We Marketed the Property:
⋅ Had full electronic marketing package, including detailed inspection report, prepared and ready, and sent to our agent network.
⋅ Hosted several preview open houses to get feedback prior to going to market, as well as agent tours and invited agents from all local brokerages to view the home.
⋅ Hosted extra-long open houses and had over 100 visitors through.
⋅ Strategically priced well-below market value to draw attention from 3 key areas within the E02 district, as well as buyers across the city; held back offers for one week.
⋅ Received a pre-emptive offer, but chose to wait until offer day.
⋅ Intensive telephone follow-up to encourage offers and gather as much feedback on the property as possible.
