The Challenge(s):

⋅ Appeal – Lacking curb appeal, obvious wear & tear throughout, cluttered, dark unfinished basement.
⋅ Timing – Selling during a lockdown in the spring market to facilitate a move to their future home which was still under construction, all while maintaining a home office.
⋅ Lack of Parking – Home did not have a private drive, but most comparable properties had parking spots.

What We Did:

⋅ Had a full listing package prepared, including pre-list inspection report, that could be easily sent electronically to prospective buyers and agents.
⋅ Priced aggressively with the intention of holding back offers.
⋅ Priced it aggressively to attract multiple tiers of prospective buyers.

The Outcome:

⋅ Sold for $250,000 over the asking price (126% of ask).
