The Challenge(s):
⋅ Appeal – Very dated decor and finishes throughout.
⋅ Neglect – Lots of wear and tear from years of being tenanted, garbage & debris in the home & garage.
⋅ Pricing – Very few direct comparable and sales data to work with.
⋅ Logistics – Both sellers were out of the country during the entire process.
⋅ Timing – Rush to get the home prepped and on the market before the December holidays.
What We Did:
⋅ Determined a pricing strategy that generate buzz and interest as we approached the Christmas holidays.
⋅ Arranged for a junk removal service to take away garbage and debris left by the tenants.
⋅ Painted throughout and had the hardwood floors polished.
⋅ Replaced the carpet in the basement, updated the sinks and master shower, and replaced light fixtures.
⋅ Landscaped the front and back gardens, repaired and stained the deck, and installed landscape lighting.
⋅ Staged the entire home.
How We Marketed the Property:
⋅ Intentionally targeted first-time buyers, young couples, professionals, and buyers looking for something with renovation or building potential.
⋅ Did a series of preview open houses prior to going on MLS to create more interest and demand.
⋅ Marketed directly to our agent network to see if they had buyers. Used stunning photography to attract prospective buyers from all across the GTA.
⋅ Created a community feature sheet, property feature Sheet, Just listed postcards and social media posts. Plus a dedicated web site with videos, floor plans, feature lists, architectural drawings, walk scores, etc.
⋅ Social media campaign involving contacts in our database, our agent network and public sites.
⋅ Intensive telephone follow-up to encourage offers and gather as much feedback on the property as possible.
⋅ High-impact signage with the web site URL prominently visible for prospective buyers and agents to view.
⋅ Held back offers for one week before reviewing them.
The Outcome:
⋅ Sold in 7 days, and received a pre-emptive offer after only one day on the market (Sellers chose to wait).
⋅ Sold for $341,000 over the asking price (140% of ask).
⋅ Over 100 showings in less than a week, resulting in 12 offers on the property.
