The Challenge(s):
⋅ Condition – The property was neglected over the past few years, with a high degree of wear and tear throughout: floors, paint, appliances, plumbing & electrical issues, lots of small repairs needed, including roof and siding.
⋅ Competition – Other competing semi’s were also on the market that offered superior locations, farther from busy streets, etc.
⋅ Lack of Parking – Mutual drive shared with the neighbour (1 month on, 1 month off), was not ideal.

⋅ Hosted a neighbours’ wine & cheese open house event.
⋅ A dedicated web site with videos, professional photos, floor plans, feature lists, community information, etc.
⋅ Direct mail campaign in the Upper Beach.
⋅ High-impact signage with the web site URL prominently visible for prospective buyers and agents to view.
The Outcome:
⋅ Sold in 7 days, with 8 offers.
⋅ Negotiated favourable terms with a local buyer.
⋅ Sold for $121,000 over the asking price (117% of ask).
