The Challenge(s):
⋅ Appeal – The home lacked curb appeal in comparison to others on the street.
⋅ Damage – Lots of wear and tear and scuffed walls.
⋅ Projects – Still several incomplete projects (basement, bathroom, etc).
⋅ Parking – The property lacked parking, which is something most detached homes offer.
What We Did:
⋅ Determined a pricing strategy that generate buzz and interest as we approached the Christmas holidays.
⋅ Hired a contractor to complete the outstanding work (add wall in the basement, drywall in bathroom, electrical, etc).
⋅ Professionally cleaned and painted throughout.
⋅ Replaced the carpet in the basement, updated the sinks and master shower, and replaced light fixtures.
⋅ Landscaped the front and back gardens, and stained the front and back decks.
⋅ Staged the entire home.
The Outcome:
⋅ Received a pre-emptive offer after only one day on the market, and Sold in 1 day.
⋅ Sold for $366,000 over the asking price (137% of ask).
